Entire Block of South Broadway in the Patch to See Rehab? (7200-30 S. Broadway)

Will an entire blockface of buildings on the 7200 block of South Broadway in the Patch neighborhood be rehabbed soon? A Board Bill (#26) is working its way through the Board of Alderman this session to grant 10-year tax abatement to the proposed rehab project. The developer has not yet applied for building permits.

Redevelopment plans submitted to the Board of Alderman must now be shown to be in compliance with the city’s Sustainability Plan. That “Summary of Applicability” document notes that the proposed project “will save a very important…block vulnerable to demolition”, indicating that the project is to rehab the buildings rather than demolish. There is also notation that the project will maintain the mixed-use character of the buildings present.

Home in the Patch to be Rehabbed (7716 Vermont)

A home located at 7716 Vermont in the city’s Patch neighborhood (also called South Carondelet) will be rehabbed at a cost of $200,000. The owner is Sam and Sons, LLC.

New Commercial Building Completed in the Patch (7700 S. Broadway)

A new commercial building housing a Family Dollar store has been constructed at 7700 S. Broadway in the Patch neighborhood (sometimes known as South Carondelet) at a cost of $550,000.

The lot was formerly vacant.

New Commercial Building Rises on South Broadway (7700 S. Broadway)

A new commercial building which will house a Family Dollar store has been constructed in the Patch neighborhood at 7700 S. Broadway. The building permit amount was $550,000. The site has been a vacant lot for many years.

Below is a recent photograph of the structure, which faces the old South Public Supermarket.

Notably, the construction faces the sidewalk and is flush with the corner, helping to add to the cozy “Main Street” feel of South Broadway.

Corner Building in the Patch to See Rehab (7728 Vermont)

A two family building located at 7728 Vermont in the Patch neighborhood at the southern tip of the City may soon see a $40,000 rehab.

New Retail Building Coming to Carondelet Area

This vacant lot at 7700 S. Broadway will soon be improved with a $550,000 retail building. Owner 7700 S. Broadway LLC, c/o Stein’s Broadway, recently applied for the permit to begin construction. 

Click here for a map of the area. Speculations are that a Family Dollar will be operating at the site. A permit was issued on the same day, in the same amount at  2500 S. Jefferson (former Burger King site) in McKinley Heights. In the case of the Jefferson site, a Family Dollar has formally been proposed.

Similar review was not necessary in Carondelet (technically speaking, this is the Patch neighborhood) since it is not a Local Historic District like McKinley Heights.
